Program 1

• 100% of purchase, rehab and soft costs
• Up to 70% ARV (75% case by case)
• 9 month loan (no prepay penalty)
• Rates start at 9.5%
• Full Doc
• 680 Credit
• Can close in individual or corporate name
• This program is good in:
• Illinois - Chicago
• Indiana - Indianapolis
• Missouri - Kansas City and St. Louis
• New York - Buffalo and Rochester
• North Carolina - Charlotte and Raleigh
• Ohio - Cleveland, Columbus, Cincinnati, Toledo and Dayton
• Pennsylvania - Harrisburg, Pittsburgh, Philadelphia
• Tennessee - Nashville and Memphis
• This program requires the borrower to be a local investor. No out of state investors allowed. See Program 2 if you invest in states outside of where you live.

• 100% of the purchase and rehab costs

• Up to 70% ARV

• 6 month loans

• Rates starting at 10%

• Docs Required: Last years tax return and 2 - 3 months bank statements

• 660 Credit

• This program is good in:

  • Texas - Dallas and San Antonio
  • Virginia - Richmond and Hampton Roads
  • Washington D.C.

** Full doc includes 2 years tax returns (personal and business), 2 years W-2’s, Last 2 pay stubs (if W2 employee), Last 2 months bank statements (personal and business), Schedule of Real Estate Owned,  Asset information (401K, IRA, Stocks), copy of drivers license and social security card.
